One way to really simplify investing is to find a niche. Whether it be, Short Sales, REO's, MFRs, or Commercial. Most investors will go after all types of properties, but if you go after one and become the go to expert in the field, you may make more headway than you would trying to work all the different markets.
We all know how complicated the Foreclosure process can be, so we can both see how an expert opinion and experience in dealing with Short Sales and REOs would be a benefit to an end buyer. Same goes for Commercial Units. From personal experience, most of my network is dealing with Residential properties.
If you can differentiate yourself from the pack, and be an market expert in commercial properties you will get business sent your way from other wholesale investors.
The person seen who may have the inside track on any type of info and market will get the first nod from potential buyers.
