So, how do you find properties to Fix and Flip? To assign? Many have seen those yellow placards all over town,.."We Buy Houses,.." ( i ll explain that one in a later blog,..) Or ads out there for Bird Dogs. What is a bird dog? Some one who locates the properties for you. Usually someone with some type of back ground in housing such as, banking, construction or a Realtor. But, not always the case. There are many property finders out there with just a good nose for finding properties or a big circle of friends and aren't shy to mention their new side job.
This can be an easy and lucrative venture for both the investor and bird dog. If you can find one that has connections with REO Agents, or Bank Asset managers it is like hitting the lottery. Or even someone with an influential group of friends. You will find as you research that it all depends on who you want to network with and how. Construction workers? Other investors? Other wholesalers? Finding common ground with one group of professionals and individuals well go along way in narrowing down how you go about finding properties and how successful you are at it.
Remember, these are not just worker bees, they are human beings. Get to know them better, showing you have an interest in them and in their success with you will go along way in cornering some great deals.
